Unlisted property investments for Wholesale Clients, being a person or entity who satisfies the requirements of section 761G of the Corporations Act.

The Wholesale Series invests in property funds and partnerships managed by entities within Charter Hall Group, many of which are only available to institutional investors.

Wholesale Property Series No.2 (WPS2) is open for investment and aims to provide investors with sustainable and stable tax-advantaged income and the potential for capital growth.

Investment strategy

The Fund’s investment strategy is to:

  • Seek investment opportunities from Charter Hall Group’s institutional funds management platform in accordance with the investment criteria;
  • Invest in funds and partnerships that have quality properties with high average occupancy and long weighted average lease terms, or funds where there is an opportunity to enhance portfolio returns;
  • Diversify underlying investments with reference to fund size, risk profile, property sector, geographic diversification and liquidity structure;
  • Review and balance the portfolio during the Investment Period, including where appropriate, exiting investments to maximise risk adjusted returns for investors; and
  • Return capital by progressively exiting investments during the Realisation Period.

Next allotment dates

Applications for WPS2 are allotted monthly, usually on or around the 17th of each month, except during months ahead of independent property valuations. These months are typically June and December, but may extend to March and September. 

Unfortunately, we are unable to process applications received after 2pm AEST on the allotment date and they will be held and processed on the following allotment date.

In preparation for the upcoming allotments, please have completed application forms and monies to the registry by:

  • Monday, 18 November 2024
  • Monday, 2 December 2024
  • Friday, 17 January 2025

Distributions

The quarterly distribution will be paid 45 days after quarter end and may contain tax-deferred amounts.

Taxation

The funds in the wholesale series year end for taxation purposes is 30 June, at which time the net income and the components of the distribution are determined. The total annual distribution is advised in the Annual Tax Statement, mailed to investors in August.

Withholding tax to be applied to foreign investors

The funds are managed investment trusts for the purpose of subdivision 12-H of the Taxation Administration Act 1953 (Cth). These components are provided solely for the purposes of subdivision 12-H and should not be used for any other purpose.

Extension of fund equity raise period March 2024

During the March 2024 quarter, the Board of WPS2 approved the extension of the fund's equity raise period by 12 months from July 2024 to July 2025. The extension will provide the fund opportunity to capitalise on potential pricing dislocations as well as new opportunities that have emerged and begun to emerge from the current stage of the valuation cycle. There are no other changes to the term of the fund, including the timing of the realisation period.
