Why invest?
The Fund invests in Australian office properties with a focus on CBD and established property markets along the east coast, being the office markets with some of the strongest fundamentals.

The target market for the Fund is investors with a medium risk and return profile who are seeking capital growth and income distributions by investing up to 10% of their investment portfolio for a long investment timeframe. The Fund should be considered an illiquid investment, and investors who require access to their capital other than in response to the major five-yearly liquidity events are not in the target market.

DOF is currently holding a Liquidity Event and Priority Offer which opened on Thursday, 20 February 2025.
The Fund is conducting a Priority Offer to raise equity of $100 million for a limited time only.1 Under the terms of the Priority Offer, Wholesale A Units will be issued at a 2.5% discount to the prevailing Unit Price with investors benefiting from an attractive 8.2% p.a. distribution yield.2
All Existing Investors and new Applicants should read the PDS dated 20 February 2025 before making any decision to participate in the Current Liquidity Event (Existing Investors only) or the Priority Offer.
Existing Investors who wish to increase their investment in the Fund should consider participating in the Priority Offer.
Existing Investors who wish to redeem all or part of their investment in the Fund should consider participating in the Current Liquidity Event.
New Applicants who wish to invest in the Fund should consider participating in the Priority Offer.
1. The Priority Offer Period and Priority Offer Amount can be varied by the Responsible Entity at its discretion.
2. An Existing Investor's Pro-Rata Allocation entitles that Existing Investor to 8.4% of their total unit holding as at 20 February 2025. There is no guarantee that an Existing Investor that applies for Wholesale A Units in excess of their Pro-Rata Allocation under the Priority Offer will be issued any or all of the relevant Wholesale A Units in excess of their Pro-Rata Allocation.
