The Stories Behind Our Partnerships

At Charter Hall, we’ve achieved many great things with some of Australia’s leading brands.

As a market leader in industrial and logistics, office, retail and social infrastructure, we understand the importance of cultivating meaningful, active partnerships with our tenant customers and meeting their needs through a cross-sector approach.

That’s why our specialist team and in-house experts collaborate with them to deliver quality and often complex property facilities, to create efficiencies, provide new market insights and support future growth.

This distinctive approach helps our tenant customers across a multitude of sectors optimise their supply chains to meet changing customer expectations and behaviours, as well as deliver on sustainability targets.

The Stories Behind Our Partnerships is a series that showcases how we’re actively supporting our industrial and logistics tenant customers across different industries, to help them achieve key business objectives and targets.

From processing to delivery and beyond, the food logistics sector encompasses many aspects. That’s why it’s important that the household brands that you know and love, have quality facilities with optimised processes and innovative technology to meet consumer demand.

Our extensive property footprint nationally and specialist expertise locally, means we are uniquely positioned to partner with our tenant customers to create a better, more connected and productive future. We take an approach founded on mutual success and collective ambitions.

The Beginning

As a key player in the supermarket landscape, Coles is a household brand that is recognised throughout Australia.

So, it’s no surprise that Coles’ property footprint with Charter Hall extends across industrial and logistics, retail, and office, helping their business operate efficiently and sustainably without compromising quality.

The Partnership

Our long-standing partnership with Coles encompasses 550,000 sqm and 42 sites nationally. We continue to support them to meet evolving consumer demand and expectations, by delivering warehouse facilities significant in scale and complexity.

“We do genuinely have a good partnership [with Charter Hall] … We come with a requirement, and they help us find a solution.” – Teree Clare, National Industrial Portfolio Manager, Coles.

Our cross-sector approach has been the foundation of the success we’ve shared with Coles, enabling them to enhance their operations nationally.

“Charter Hall invests in our facilities for growth when we need it … We are excited for our continued relationship with Charter Hall.” – Ahan Suri, General Manager – M&A and Property, Inghams Group

Our mutually beneficial partnership with Inghams allows us to help them achieve key business goals and objectives now and in the future.

The beginning

For over 100 years, Australia Post has been the nation’s leading distributor of parcels and letters. In financial year 2023, Australia Post delivered more than 2.5 billion items around the country. With such an extensive network, it’s no surprise that they need a lot of space.

The partnership

Our relationship began over 10 years ago, when we acquired a property that Australia Post already occupied. Today, Australia Post leases 153,000sqm across 31 properties in the Charter Hall portfolio, and we are their largest cross-sector landlord across Industrial & Logistics, Retail and Office.

The ambition

Traditionally, Australia Post requires a large single level warehouse for their distribution centres.

With their lease set to expire in Sydney’s Northern Beaches, Australia Post were on the hunt for a new home. After searching for five years with no luck, the team were forced to think outside the box and consider alternatives.

There was a site in nearby Frenchs Forrest which they had previously used as overflow space. With a fresh perspective and a whole lot of creativity, it became the perfect answer.

Together we innovated a vertical sorting solution using spiral automation that utilised both the warehouse and adjoining two levels of office space. Not only was it a cost-effective, long-term solution, it was the first of its kind.

‘Previous spaces had multiple levels but never with spiral automation. This has been fabulous.’ Steven Bell Property Manager NSW, Australia Post.

The innovation has provided further possibilities for Australia Post to rethink the format of their mail and parcel sorting facilities across the country, including in metro areas where warehouse space is in short supply.

“Charter Hall has a long standing strategic relationship with Australia Post as one of Charter Hall’s largest tenant customers for the past decade.”
Peter Small, Head of Asset Management – Industrial & Logistics

Our cross-sector relationship is a key driver of our shared success. It means we can support Australia Post across their value chain, providing overflow space in busy times such as Christmas, or develop new purpose-built space to meet their evolving needs.
