Charter Hall Group (Charter Hall or the Group) will tonight officially unveil GPO Exchange, South Australia’s newest state-of-the-art $260 million landmark destination in the heart of Adelaide’s CBD.

Comprising a 20-storey prime office tower alongside the restored heritage Telephone Exchange Building, the GPO Exchange has set a new benchmark for workplaces in South Australia. The building’s outstanding design and Charter Hall’s strong tenant customer relationships has seen the building attract high calibre tenants including BHP occupying 11,600 sqm for 10 years and the South Australian Attorney General’s Department occupying 12,230 sqm for 12 years. The building is 94% leased on completion.

Charter Hall Office CEO, Adrian Taylor, said the development is raising the bar and changing the future of workplace; it is a testament to the Group’s commitment to creating high quality workspaces for our tenant customers.

The office tower is owned by the $6.5 billion Charter Hall Prime Office Fund (CPOF).

CPOF Fund Manager, Matthew Brown said, “GPO Exchange delivers on our strategy to own high quality, long WALE assets leased to blue chip tenant covenants and the ability to deliver enhanced returns through the successful execution of our develop to core strategy in major Australian CBD markets.”
“The GPO Exchange will enhance CPOF’s portfolio quality and total return by leveraging Charter Hall origination and delivery expertise to create for our fund investors a celebrated prime office building in the city of Adelaide” said Mr Brown.

At an exclusive VIP event to be held in the building’s impressive lobby tonight – featuring curated third spaces, a 4.5m tall digital screen, exceptional finishes and arguably the best office lobby space in Adelaide – the Group will formally welcome guests including SA Premier, Steven Marshall and anchor tenants, mining giant BHP as well as the Government of South Australia’s Attorney-General’s Department.

The official opening is also an opportunity to acknowledge the close collaboration of our project partners, including architects Hassell, Fitzpatrick + Partners, lobby designers Siren and construction partner Built, in helping to deliver the GPO Exchange on time and on budget.

Charter Hall’s Regional Development Director, Simon Stockfeld, said the Group’s focus on creating an asset for the long term has allowed Charter Hall to invest in the quality of the project during the delivery phase and implement new technologies include the market-leading app, Charli, which will connect tenants, build communities that create valued experiences and convenience and further activate the precinct.

“For the first time, our customers will be able to access their office tenancy using their smartphone. Charli also enables tenants to order their morning coffee before they arrive at work, as well as access the latest news and information, book meeting rooms, lockers and check on events in and around the building” Mr Stockfeld said.

The prime building comprises 24,700 sqm of office space, has achieved a 6 Star Green Star and WELL Gold Rating, and offers smartphone security access, ‘club style’ end-of-trip facilities and electric vehicle charging stations – creating one of the smartest buildings in Australia with a sophisticated and sustainable workplace environment to meet the needs of the current and future workforce.
